Perth, Australia – Four tenants have leased a total of 2,337sqm of space in a fully refurbished Perth CBD office building demonstrating demand for quality buildings in the city.
Global education group ILSC will occupy 1,438sqm after signing a 10-year lease for the ground and mezzanine levels of the 12-level building at 150 St Georges Terrace.
Meanwhile SPIE Oil and Gas, an international subsidiary of SPIE Group, has leased 253sqm on level 3 of the building, Mapien, a national workplace strategist, has leased 406sqm on level 5, and Lily & Fox, a global online cosmetics firm, has leased 240sqm also on level 5.
The deals were negotiated by Greg McAlpine and Ian Edwards of Knight Frank, who are marketing the remaining 3,341sqm of vacant space at 150 St Georges Terrace.
Vacant areas in the building range from 387sqm to 858sqm and asking rents range from $450 to $540/sqm pa.
The building at 150 St Georges Terrace is in a prime position on St Georges Terrace in the heart of the Perth CBD, adjoining Central Park gardens, which are available for tenant’s use.
As well as brand new fitouts on level 2 and level 9, the building is undergoing an end-of-trip refurbishment, new lift lobbies to all floors and an upgraded entry lobby. Secure basement parking is also available.
Mr Edwards said more leasing deals in 150 St Georges Terrace were imminent, as brand new display suites of 380sq m each on level nine had just been completed, while a whole-floor display suite with a new large balcony overlooking Central Park is now ready for occupation.
“Tenants are turning their attention to 150 St Georges Terrace because it is in the very centre of the city, close to everything, but it has very reasonable rents, outstanding fitouts and generous leasing incentives,” he said.
“The Perth office leasing market has recovered from Covid and working from home. The city is currently buzzing with people which makes a welcome relief from the Covid years.
“Although interest rate increases have not helped business confidence, there is a general feeling of positivity and the office vacancy rate in the CBD is falling.”
