_Major tenant commits to entire floor in Fremantle’s Marine House

Leading global marine services provider Svitzer has committed to leasing an entire level of Marine House, a fully refurbished office building in the heart of Western Australia’s Fremantle.

Svitzer has leased level one of the five-level building at 1 Essex Street, which will see them occupy a total of 1,046sq m of space, on a seven-year lease term.
It will relocate from its current location at 20 Mews Road to Marine House.

The deal was negotiated by Knight Frank agent Greg McAlpine of Knight Frank on behalf of the building owner, the Maali Pty Ltd. Nat Lucev, Head of Tenant Representation at CBRE, acted on behalf of Svitzer.

Marine House is located in a prime position on the corner of Marine Terrace and Essex Street opposite Esplanade Park and adjacent to the Esplanade Hotel, close to the waterfront and just 200 metres from Fisherman’s Wharf.

The landmark building offers modern, fully refurbished office suites, with a total net lettable area of 3,600sq m and 33 secure undercover parks in the basement.
Amenity in the building includes state-of-the-art end-of-trip facilities including secure bike storage, electric bike and scooter charging stations, a bike service stand, drying cabinets, lockers, and showers.

Mr McAlpine said Fremantle was on the cusp of a major revitalisation, spurred by investment in the defence industry, including through the AUKUS deal and HMAS Stirling.

“Fremantle is a major port for Western Australia, and being in close proximity to Henderson and Garden Island, where defence projects are focused, we expect the city’s office market will benefit from greater activity in the industry, with growing demand from related tenants,” he said.

“The investment into the defence industry could see as many as 10,000 new jobs created with an estimated $16 billion generated into the Western Australian economy annually.

“Svitzer is a leader in the marine industry, and they wanted to be close to the harbour for their operations.

“They also wanted to be situated in a property that provided an environment for its employees to thrive in, with Marine House offering high-quality refurbished office space and compelling leasing terms.

“The building has been totally refurbished to create a new lobby, new entrance and façade, and upgraded services including lifts, air conditioning, lighting and security.

“Each floor has also been renovated with bathroom upgrades, new LED lighting, window treatments
and carpet, with select levels incorporating French doors out onto a balcony.

“The lease length Svitzer has committed to demonstrates its long-term commitment to the area.”
