The two exciting developments, which have a collective end value of $27 million, include a new freestanding industrial facility, at Lot 13, 99 Hub Crescent in Heathwood and a new seven-unit strata development at 59 Hub Crescent called HELIX Heathwood.

Both are expected to be completed by the middle of this year, with construction well underway for each project.

They are available for sale or lease via Knight Frank agents Lachlan Hateley and Mark Clifford.

Lot 13, 99 Hub Crescent is a 2,962sq m facility with 2,668sq m of warehouse space and 294sq m of high-quality corporate-grade office space over two levels, situated on a 5000sq m block.

The warehouse will be full-height concrete tilt and will have four container height roller doors providing excellent access to the warehouse, as well as two driveways to allow superb truck access and movement on site. The office and internal fittings will be finished to a high premium standard, which Carmdev are known for.

HELIX Heathwood, situated on 1.68 acres, will comprise seven high quality strata units ranging in size from 333sq m to 825sq m.

The exclusive boutique development features an extra wide driveway and hardstand, facilitating access for a range of vehicles including HRV, MRV and AV, also allowing for trucks to enter and exit at the same time. It also has a container drop zone, 5m high roller doors, an internal height of 7.5m and natural light with large panels of floor-to-ceiling glazing and translucent roof sheeting.

Each strata unit has a high-quality A-grade office fitout, including premium kitchens and luxury bathrooms, as well as dedicated exclusive-use car parking.

Carmdev’s premium industrial developments are situated in one of Brisbane’s most exciting new industrial locations, HUB Heathwood.

HUB Heathwood, which was developed by Clarence Property Group at 731 Johnson Road in Heathwood, is the largest small lot industrial subdivision in Brisbane’s Southern precinct, covering more than 17 hectares.

Located 19 kilometres south of the Brisbane CBD, it is located just off the Logan Motorway, and situated perfectly to service Brisbane’s ongoing demand for industrial facilities.

HUB Heathwood is positioned immediately to the South of the Heathwood Logistics Estate, home to household brands including Coles, Asahi, and CUB amongst many others. HUB Heathwood offers unbeatable access to the major arterial road networks including the Gateway, Logan, M1, Ipswich Motoway, and Mt Lindesay Highway.

Mr Hateley said HUB Heathwood was a highly sought after industrial precinct of Brisbane, providing occupiers with seamless connectivity and easy access to major transport and freight routes, optimising operational efficiency.

“The location of Carmdev’s projects is one of the major drawcards for buyers and tenants, in addition to the quality of the projects,” he said.

“Carmdev is well known for their high-quality developments, and has completed numerous similar projects, most recently in the nearby Crestmead logistics precinct.

“These projects have set a new industry benchmark for design, quality and innovation, with the spaces suitable for a wide range of occupiers that will have everything they need to thrive.

“We are seeing both developments really take shape now with construction well underway – the panels on both are up and the roof has been installed for Lot 13, 99 Hub Crescent, with completion on track for July this year.”

Mr Clifford said he had been fielding solid enquiry for the industrial facilities, with demand stronger now that construction had started.

“Potential occupiers can see the quality of the projects already, including the premium panel details, the significant internal height and feature glazing facades,” he said.

“For HELIX Heathwood, the construction also showcases the excessively wide hardstand area including the future container drop-zone that will be a major benefit to occupants.

“Lot 13, 99 Hub Crescent, a premium A-Grade freestanding facility, is well positioned for national and international occupiers, and will be sought after given the very limited stock in the 3,000sq m size range in South East Queensland’s industrial market.”
