_Filtrated water manufacturer Billi to move national headquarters to Reservoir Business Hub following

A brand-new industrial facility in Melbourne’s north will become the new Australian headquarters for Billi, a leading designer and manufacturer of filtered water systems, after the business signed up to occupy the space for at least the next decade.

Billi has leased a 7,810sq m building – Warehouse 1 at 21-35 Radford Road in Reservoir – situated in ESR’s Reservoir Business Hub around 13 kilometres north of Melbourne. It will relocate to the facility from its current location in Thomastown.

The leasing deal for Warehouse 1 was negotiated by Thomas Dodd and Daniel De Sanctis of Knight Frank.

Reservoir Business Hub is a new 7.7ha industrial estate strategically located in Melbourne’s inner north, featuring 43,561sq m of gross lettable area across eight premium-grade speculatively built warehouses with office space.

Billi joins the thriving business community alongside other quality tenants, reinforcing Reservoir Business Hub as a premier destination for growing enterprises.

This move marks a major milestone for Billi, enabling them to expand their manufacturing, logistics, and support operations. The new site will also feature a working display centre and research and development facility, further driving their commitment to innovation and excellence.

Mr Dodd said the strategic location of the Reservoir Business Hub, in addition to the quality of the warehouses, was attracting tenants.

‘’We have seen interest from a range of tenants looking to capitalise on what’s on offer in the estate,” he said.

“The estate offers unparalleled access to Melbourne’s arterial road network via the Hume Freeway to the M80 Ring Road, whilst also benefiting from proposed future infrastructure including the North East Link.

“Other prominent neighbouring tenants in the tightly-held northern industrial precinct include Visy, Iplex, TAXIBOX and Genobile Saba.”

Features of the facilities within the Reservoir Business Hub include 13.7 metre warehouse ridge heights, 10-15 metre cantilevered canopies, a mix of on-grade and recessed docks, and fully B-double compliant loading areas. Operating hours are 24 hours, seven days a week.

The estate embraces Ecologically Sustainable Development (ESD) initiatives, supporting ESR’s commitment to reduce its carbon footprint. The ESG principles are integrated into its design philosophy, with the development targeting a 5 Star Green Star Design and As Built v1.3 rating.

Five warehouses remain available for lease in the Reservoir Business Park, ranging in size from 3,297sq m to 7,833sqm.
