_Western Sydney infill site close to Westmead Hospital up for sale

Sydney, Australia – A RARE infill development opportunity close to the Westmead Hospital is expected to be sought after by buyers when it hits the market this week.

The 6,490 sqm vacant site at 150-152 Briens Road in Northmead, just a short walk from the hospital, is currently zoned for industrial use.

However, being strategically positioned within the Westmead Health and Education Precinct, the property provides the potential for a long-term planning and development upside as part of the Draft Westmead 2036 Place Strategy.

It is being taken to the market in a campaign run by Wally Scales and James Reeves of Knight Frank in conjunction with Jeff Moxham of Moxham Commercial and Marcel Elias of Bawdens on behalf of the owner, Anchor Estate.

Mr Reeves said the property offering was unique in that it will be the only zoned industrial vacant land available for sale in recent years within a 10-kilometre radius, let alone within the suburb of Northmead, demonstrating its rarity.

“Industrial property is still one of the most highly sought-after types of commercial real estate, and demand for industrial zoned land in an infill location is unprecedented,” he said.

“This site is the last remaining parcel of undeveloped land within the light industrial precinct in Northmead.

“It the benefit of not only the current industrial zoning, but future development potential, so we expect strong demand for this property from investors, developers and owner-occupiers, with buyer competition expected to be fierce.”

The Northmead site is bounded by the NSW Ambulance superstation and a large modern medical laboratory to the north, the Coca-Cola Amatil facility to the east and Toongabbie Creek to the west and south.

Mr Elias said the site was strategically located, being part of a promising and and vitally important future precinct, which is destined to be - if not already - the heartbeat of Western Sydney Medical and Health Services.

“We are very excited to see what the future holds for this parcel of land,” he said.

“Just 100 metres south of the site is the Westmead Health and Innovation Core Sub-Precinct, which is home to the Australia’s largest concentration of hospital and health services and one of the country’s largest health, research and education precincts.”

Mr Moxham said: “Westmead has been identified for transformational change by the NSW Government and is set to benefit from a raft of changes to existing planning controls to capitalise on its economic potential, supported by some of Australia’s largest and most catalytic infrastructure.”

The Expressions of Interest campaign for the property closes at 3pm, June 30.
